A commercial sectional runs on heavier gauge track with continuous duty motor operators, because a loading bay door cycling thirty times a day does in one year what a household door does in seven.

What to do: Note whether the door rolls up into a coil or folds into sections, and roughly how many times a day it runs. Those two facts determine almost everything else.

The door still works, so the dock equipment is fine.

The door is usually the last thing to fail on a loading bay. Levellers, bumpers and seals wear first, and a worn bumper lets a trailer strike the door itself rather than the buffer that was there to absorb it. Damage that looks like a door fault often started as a bumper nobody replaced.

What to do: Look at the rubber bumpers either side of the opening. If they are compressed flat or missing, the door is taking impacts it was not built for.

One opener is much like another, so fit whatever is in stock.

Openers are rated by duty cycle as well as horsepower. A residential unit is designed for intermittent use with cooling time between cycles. Put one on a door that runs twenty times an hour and the motor overheats and the gearbox wears out early. A continuous duty operator costs more up front and is the only thing that survives that pattern.

What to do: Count the cycles in a busy hour. Anything above about eight to ten is outside what a residential opener is built for.

  • Fire rated rolling doors are held open by a release mechanism that lets the curtain close under its own weight when heat or an alarm signal triggers it. Because the mechanism sits idle for years, the door has to be drop tested and reset to confirm it still closes and that the governor controls the descent speed. A record of the test is required by the authority having jurisdiction.
  • On a commercial site the door sits inside the workflow, so a door that will not open stops the work behind it. The failed part is rarely the larger half of the problem. That changes what maintenance is for. A worn bearing or a frayed cable found during a scheduled inspection is a planned stop, while the same part found on a Monday morning is not.
  • Mixed use blocks put a warehouse or workshop unit and a residential garage within a few doors of each other, and the two doors have almost nothing in common. Curtain or panel gauge, spring rating, operator duty class and entrapment protection are all specified differently. Parts that fit one will not fit the other, and an operator sized for a house door will not survive on a unit door.
  • A house door runs about four cycles a day. A door on a working unit can run twenty or thirty, which is a different machine even when the hardware looks identical. Rollers, hinges, cables and the spring all reach their rated life in a small fraction of the calendar time, and the components that fail first are the ones with a bearing surface in them.
  • Torsion springs are ordered to a cycle rating. A standard set is rated around 10,000 cycles. High cycle sets use a longer spring of thinner wire on a larger inside diameter to reach 25,000 or 50,000 cycles at the same lifting torque, which is what a door on a busy opening needs. The trade is length along the shaft and headroom to fit it.
