What garage door tune up and maintenance actually involves

Almost every emergency call we take was preventable. Springs give warning signs, rollers get noisy long before they seize, and safety sensors drift out of alignment gradually. An annual tune up is the cheapest garage door service there is, and it is the one that saves the most.

A proper tune up is not just spraying lubricant on the track, which is in fact the wrong place to put it. We tighten every fastener on the door and track, lubricate the hinges, rollers, bearings and springs with the correct product, check and adjust the door balance, test the safety reverse against an obstruction, verify the photo eyes, and inspect the cables and bottom brackets for the corrosion and fraying that precede a failure. Then we tell you what we found and what is likely to need attention in the next year or two.

Lubricate rollers, hinges and springs, never the tracks. Grease on a track collects grit and wears rollers faster than no lubricant at all.

What people get wrong about this

The door is getting loud, so the opener must be wearing out.

Noise almost always comes from the parts that roll and pivot, not from the motor. Steel rollers with worn bearings rumble. Dry hinges squeak. Loose track bolts rattle and the sound carries through the wall into whatever room sits above or beside the garage. A door that has become gradually louder over a year or two is describing worn hardware, and hardware is far cheaper than a motor.

What to do: Look at the rollers. If the wheels are steel and the bearings are visible and dry, that is your noise. Nylon rollers and a proper lubrication are usually the whole fix.

The tracks are squeaking, so they need grease.

Tracks are the one part of a garage door that should be left clean and dry. They are a guide, not a bearing surface. Grease on a track collects dust and grit, and that mixture wears the rollers faster than no lubricant at all. What actually wants lubrication is the roller bearings, the hinges, the springs and the bearing plates, using a garage door lubricant rather than a general purpose spray.

What to do: Wipe the tracks with a dry cloth. Lubricate the rollers, hinges and springs instead, roughly twice a year.

The door is only a few years old, so nothing should be wearing out.

Springs do not age by calendar, they age by use. A household that opens the door six times a day gets through a 10,000 cycle spring in about four and a half years. A household that opens it twice a day gets close to fourteen years out of the same part. Two identical doors installed on the same street on the same day can be years apart in real wear, which is why age alone is a poor guide to condition.

What to do: Count roughly how many times a day the door runs. That number, not the age of the house, tells you where the springs are in their life.

How this varies across the metroplex

  • Lubrication belongs on the moving metal that carries load: roller stems and bearings, hinge pivots, the end bearing plates, and the torsion spring coils. A light lithium or silicone garage door lubricant is enough. The tracks are not on that list. They are a guide surface for the roller, not a bearing surface, and adding oil there changes how the roller behaves.
  • Grease on a garage door track collects dust and grit and turns into a lapping paste. The roller then skids along the smear instead of rotating, which flattens the roller and loads the hinge. A dry track with a clean, freely spinning roller runs quieter than a greased one. Wiping the track clean with a rag is the correct maintenance step.
  • Steel rollers with exposed bearings are common on light gauge steel doors and they announce wear by rumbling, then by a dry metallic rattle once the bearing loses its grease. Nylon rollers fail differently. The tire wears flat or cracks at the stem, so the sound is a rhythmic slap or a thump once per revolution rather than a grind.
  • Service interval tracks cycles, not years. A door on a rental or a shared drive that opens eight or ten times a day reaches a spring's rated cycle count in a fraction of the time a four cycle a day household door takes. Two identical doors installed the same week can be years apart in remaining spring life.
  • The safety reverse test uses a solid object laid on the floor in the door's path. A length of two by four laid flat works. The door should contact it and reverse promptly. If it keeps pushing down or reverses only after visible pressure, the down force setting or the travel limit is out of adjustment, and that is a fault to correct before the door is used again.
  • Photo eyes sit about six inches above the floor on each side of the opening, and their lenses collect dust and cobwebs. A wipe with a dry cloth clears most false reversals. Alignment matters as much as cleanliness: the brackets bolt to the track and shift when the track is bumped, so the indicator light on the receiving eye is the thing to watch.
  • Balance testing means pulling the emergency release with the door closed, lifting by hand to waist height and letting go. A balanced door stays put. On wide or tall openings the extra section weight makes an out of balance door obvious: it drops back down, or it climbs. Either way the spring is no longer matched to the door and the opener is carrying weight.
  • Open sites take repeated wind loading on the door face, and that load travels into the track brackets and the lag bolts holding them to the jamb. Bolts back out slowly. A track that has shifted even a small amount changes roller engagement at the top of travel, which is why fastener torque and bracket position are worth checking on exposed elevations rather than assuming they are as installed.
