Almost every emergency call we take was preventable. Not in a scolding way, just factually: the door had been telling somebody for months and nobody was listening.
Here is the check. It takes five minutes, needs no tools, and you should do it in spring and again in autumn.
1. The balance test
This is the most informative thing you can do to a garage door and hardly anyone knows about it.
Close the door. Pull the release cord, the one hanging from the trolley, to disconnect it from the opener. Now lift the door by hand.
A correctly balanced door lifts with modest effort and stays where you leave it. Raise it to about waist height, let go, and watch.
- It holds position. The springs are doing their job.
- It drifts down. The springs are losing tension and are on their way out.
- It shoots up. The springs are over tensioned, which is its own problem.
- It is enormously heavy. A spring has likely broken. Stop, and do not run the opener.
Everything the opener does depends on the springs having already balanced the door. An unbalanced door is what kills openers, and people replace the opener without ever finding out why it died. If the door fails this test, that is a spring conversation, not an opener one.
Reconnect the opener by running it once with the door closed.
2. The safety reverse test
This one is not about convenience. It is about the fact that a garage door is the heaviest moving object in most houses.
Lay a solid object flat on the floor in the door’s path. A short length of two by four works well. A roll of paper towels is fine.
Close the door with the opener. When it touches the obstruction, it should stop and reverse immediately.
If it does not, if it pauses and pushes, or if it keeps going, stop using the opener and get it corrected. This is a legally required safety feature on every opener made since 1993 and it is not something to live with while broken.
Second half of the same test: with the door closing, wave your foot through the beam near the floor. The door should reverse. If it does not, the photo eyes are misaligned, obstructed or failed. That is a small opener repair and sometimes it is just a spider web across the lens.
3. The look and listen
Run the door through a full cycle and pay attention. You are listening for changes rather than for absolute quiet.
- Grinding or scraping usually means rollers or bearings
- A rhythmic clunk at the same point every time often means a hinge or a track joint
- A bang is springs or cables and needs attention now
- A door that has just got louder over the past year is the most common early warning of all
Then look. Are the two lift cables intact and wound tidily on their drums, with no fraying or slack? Is there a visible gap anywhere in the springs above the door? Is the track straight, and are the brackets tight to the wall? Are the rollers sitting properly in the rail through the curve?
Rust at the bottom brackets is worth flagging. Those brackets stay under permanent tension and they are the last thing you want to fail.
4. Lubrication, done correctly
Most homeowners get this backwards, so it is worth being precise.
Lubricate: hinges at their pivot points, roller stems and bearings, the springs themselves, the end bearing plates, and the opener rail if it is a screw drive. Use a garage door lubricant or a light lithium grease.
Do not lubricate: the track. This is the one everybody does. The rollers are meant to roll along the track, not slide through grease, and lubricant on the track collects grit and turns into an abrasive paste that destroys rollers. Wipe the track clean with a rag instead.
Also avoid heavy grease and general purpose penetrating spray. Penetrating oil is a solvent, not a lubricant, and it strips what is already there.
What this does not cover
Some things need a person with the right tools.
Spring tension is the obvious one. A wound torsion spring holds enough stored energy to break bones, and we tell every customer the same thing: leave it alone. The same applies to cables and bottom brackets, which stay under tension even when the door is fully open.
Track alignment beyond a visual check, opener force and travel limit settings, and cable tension all want proper measurement rather than judgement.
That is what a tune up covers. It runs $99 to $199, takes about an hour, and includes everything above plus the parts you should not touch. It is the cheapest service on the list and the one that heads off the expensive calls.
When to stop and pick up the phone
Call rather than continue if any of these are true:
- The door will not lift by hand, or feels far heavier than it did
- You can see a gap in a spring, or a frayed or slack cable
- The door is visibly off track or hanging at an angle
- The safety reverse does not work
- The door will not close, which leaves the house open
That last one is urgent regardless of the hour. Someone answers the phone from 7am to 11pm, seven days, and outside those hours for emergencies.
